Seagram Capital is a leveraged real-estate private equity and asset management firm owned by John Foley. It specializes in the acquisition and management of commercial and real estate investment properties (office, hotel & retail) consisting of single and multi-tenanted buildings.

Initially, Seagram Capital focused mainly on emerging markets, building a considerable portfolio consisting of 600,000 sq ft of commercial office space in South Africa's Cape Town CBD District in addition to several commercial developments in the EU.

With the onset of the global financial crisis, the firm's focus has moved to commercial opportunities emerging from distressed bank and asset management debt in both locations such as Central London & New York's "Manhattan" island. Seagram Capital is currently closing commercial real-estate deals in both London and New York.

Seagram Capital's core strength is its expertise in the field of structured finance and its competence in incorporating senior debt, secondary debt [mezzanine], profit share and private equity to execute complex transactions

The firm's average deal size ranges from €10m to €200m with normal LTV ratios of 60/40 to be expected. In general, exit strategies for mezzanine participants range between two to five years while equity participation is based on longer term strategic partnership arrangements, assuming hold tenures of typically ten years and beyond...
